With three new lease transactions totaling more than 26,000 square feet closed, 1100 New Jersey Ave. SE, one of Capitol Riverfront’s best commercial locations, is now enjoying fully leased status. Chairman, Asset Services Brendan Owen, Associate Rafael Notario and Transaction Services Specialist Morgan Monroe of NGKF led the leasing efforts on behalf of building ownership WC Smith.
The African Wildlife Foundation occupies 15,024 square feet at the building, having relocated from 1400 16 St. NW. The other two tenants are law firm Watkinson & Miller, which traded its former residence at One Massachusetts Avenue NW for 8,630 square feet at 1100 New Jersey Ave. SE, and Assett Inc., which leased the remaining 2,678 square feet. They join other powerful business names such as Intelligent Transportation Society of America, Michigan State’s Government Affairs Office and Trusted Health Plans.
The growing number of tenants at 1100 New Jersey Ave. SE shows that interest in Class A space in the Capitol Riverfront neighborhood has been rising as well. “The amount of high-quality office relocation options and the Capitol Riverfront’s accessibility, ample green space, and new retail tenants like All Purpose Pizzeria and CIRCA are responsible for this,” said Owen.
The occupied space is located on the building’s ninth and seventh floors. The property expects new tenants in the fall of 2018, when more renovated space will be vacant.
Completed in 2004, the asset is centrally located in the Capitol Riverfront neighborhood. The 10-story construction sits across the street from the Navy Yard Metro Station and is close to Canal Park, U.S. Capitol and Nationals Park. The property has been going through extensive renovations, which include a fitness center, conference center and bike storage facility. Improvement work will continue through 2018.
