NKF Facilitates MA Full-Building Lease
Campanelli and Clarion Partners welcomed two new tenants to Building 1, a recently completed, Class A warehouse within Campanelli Business Park of Bellingham.
Campanelli and Clarion Partners have successfully leased up the entire Building 1 at Campanelli Business Park of Bellingham, Mass. The joint venture signed two leases totaling 127,500 square feet with 7-Eleven and S-L Distribution Co.
Relocating from Wrentham, 7-Eleven will occupy 50,750 square feet, while S-L Distribution Co. will take up 76,750 square feet and move from Foxboro, Mass. Building 1 is located at 353 Maple St. within the 427,500-square-foot industrial park. The companies were drawn to the asset’s multiple loading docks and doors. Completed in October 2018, the Class A warehouse features 32-foot clear heights, 26 loading docks and two drive-in doors.
Campanelli Business Park of Bellingham offers availabilities ranging from 40,000 to 427,500 square feet. Due to its immediate proximity to Interstate 495, the complex is an ideal location for logistics and distribution companies. Boston and Providence are situated within a 35-mile radius.
Newmark Knight Frank Executive Managing Directors Rick Schuhwerk, Ed Jarosz and Tony Coskren, along with Managing Director Brian Pinch and Associate Lizzie Kusbit represented the owners in the lease transactions. The team of NKF Associate Director Tyler McGrail and ESRP’s Brad Struck and Sharon Morrison acted on behalf of 7-Eleven, while Cushman & Wakefield’s Rob Byrne, Paul Leone and George O’Connor represented S-L Distribution Co.
Earlier this month, NKF brokered the sale of a medical office building in the area. The property serves as an integrated care facility within the Department of Veterans Affairs Boston Healthcare System.
