Lincoln Property Co.’s West Coast arm, LPC West, has begun construction on the renovation of Katella Office Campus, a 150,000-square-foot office campus in Los Alamitos, Calif.
Situated on 9.6 acres next to Los Alamitos City Hall, the property consists of two buildings that were constructed more than four decades ago.
“After being occupied for more than 40 years by one business, this is now the first time this asset will be available to new tenants,” Parke Miller, Lincoln Property Co.’s executive vice president, said in a company release. “Our sizable upgrades will create a modern campus with the flexibility and amenities that tenants need to thrive.”
Among the renovations underway are upgrades to the exterior and common areas, extensive landscaping and a site beautification package, as well as interior renovations to create a modern, efficient workspace. The project also consists of highly efficient and flexible floorplates that allow tenants to customize their space, accommodating both creative and traditional space plans.
“We continue to receive strong interest from major companies looking for a centralized, modern office campus to house their operations,” Anthony Zegers, Lincoln Property Co.’s vice president, said. “We look forward to completing our planned renovations and introducing the new and improved asset to the market.”
Lovely location
The Katella Office Campus is immediately adjacent to the 605 freeway and Katella Avenue and offers easy access to nearby affluent communities including Long Beach, Rossmoor, Cypress and Cerritos.
It’s close by the Shops at Rossmoor, which boasts several dining and service options for tenants including California Pizza Kitchen, Chipotle, Subway, Staples and Rite Aid. The property is in close proximity to the Long Beach airport and John Wayne airport, offering convenient options for business travelers.
“Katella’s excellent location makes it ideally suited for office: unparalleled freeway access with proximity to abundant amenities and a variety of workforce and executive housing in the area,” Miller said.
Construction is expected to be finished by the summer of 2018.
Lincoln Property Co.’s cumulative development efforts have produced more than 130 million square feet of commercial space and over 212,000 multifamily residential units.
In September, Lincoln Property Co. named real estate industry Brandon Wang as executive vice president, where he focuses on managing the Northern California region for the company’s LPC West unit which spans the Bay Area, Seattle, Los Angeles, Orange County and San Diego.
