Office Tower to Rise on Dallas Cowboys’ Turf

The building will mark the fourth phase of the NFL team’s $1.5 billion home.

The diverse mix of offerings at The Star in Frisco—the $1.5 billion Dallas Cowboys World headquarters and mixed-use destination—is set to increase, as Blue Star Land and Lincoln Property Co. prepare to break ground on a new office building at the 91-acre campus just outside of Dallas in Frisco, Texas. The 313,000-square-foot, multi-tenant office tower will mark Phase IV of The Star.

The Star is the brainchild of Blue Star, the Dallas real estate development company headed by Dallas Cowboys owner Jerry Jones. The sprawling, public-private development made its debut in 2016, and in addition to being home base and practice facility for the renowned NFL team, The Star features the 12,000-seat Ford Center at The Star indoor stadium, the 300-key Omni Frisco Hotel, residences, retail and office space.

Phase IV will take shape on a corner site at the intersection of Dallas North Tollway and Cowboys Way. Blue Star and LPC tapped HKS Architects to design the 11-story tower, which will be a state-of-the-art workplace offering such extras as an 8,000-square-foot amenity lounge, as well as traditional conveniences like a 100-seat conference center.

The office project has already attracted a commitment from financial services firm Cain Watters & Associates, which became the first company to prelease space at the tower. Blue Star and LPC plan to break ground on the development by month’s end.

The allure of the shiny and new

The Dallas office market is still in recovery mode, but properties like The Star’s Phase IV are positioned to capitalize on a trend that appears to have staying power. “The ‘flight to quality’ trend persists, with the Class A and trophy segment accounting for 88.3 percent share of post-COVID-19 leasing activity,” according to a second-quarter 2021 report by Avison Young.

The new office building at The Star is on track to deliver in the first quarter of 2023, at which point the Dallas office market is likely to look a lot different. Even now, the signs of positive change are apparent.

“Bellwether companies are beginning to return to the office, a leading indicator for rejuvenated office demand,” according to the Avison Young report. “Relocations from outside of the state will help spur net new demand and place downward pressure on vacancy rates.”
