PacTrust Lands New Tenants at North Austin Complex

The submarket sports one of the metro's lowest office vacancies.

PacTrust has added two new tenants to Braker Pointe I & II, an office complex totaling 180,563 square feet in Austin’s North submarket. While Transperfect Translation Services, a New York-based translation and language services company, signed a 10,354-square-foot lease at Braker Pointe I, Berkley Insurance Co., an insurance solutions provider, will occupy 9,350 square feet at Braker Pointe II.

Among the metro’s submarkets, Austin North recorded one of the lowest vacancy rates, clocking in at 6.9 percent in the first month of the 2022, far below Austin Northwest (25.4 percent), Austin East (20.0 percent) and Downtown (19.1 percent), according to CommercialEdge. As of January, overall Austin office vacancy dropped to 16.3 percent. Even as the figure represents a 70-basis-point contraction month-over-month, the value is above the national average (15.7 percent).

Braker Pointe I & II

The office campus on 11 acres at 10801 N. Mopac Expressway includes a three-story building totaling 77,850 square feet and a 103,000-square-foot structure rising four stories. The 2002-built, Energy Star-certified property offers floorplates between 25,778 and 25,816 square feet.

Amenities include a tenant lounge, a fitness center, a conference room and shaded open-air seating areas. Braker Pointe I & II offers 685 parking spots. Downtown Austin is less than 10 miles south, while Austin-Bergstrom International Airport is 17 miles away. Braker Pointe I & II is near The Domain, a live-work-play hub touted as Austin’s second downtown. In December, Amazon inked a full-building lease occupying Domain 9, an 18-story office building totaling 332,865 square feet.

Lease negotiations

AQUILA Commercial represented the landlord in the transactions. The AQUILA team included Vice President Max McDonald and Managing Principals Ben Tolson and Bart Matheney. In February, another AQUILA team helped secure a 37,362-square-foot lease at Highland Tech Center in Austin.

Meanwhile, on the tenant side, Will Brown, managing partner with Sonny Brown Associates LLC and REAL Broker Commercial LLC Co-founder Robert Kulik worked on behalf of Transperfect Translation Services.

Transwestern negotiated the lease for Berkley Insurance Co., with a team which included Executive Vice President Dave Wilson, Vice President Stayton Wright and Senior Vice President Hunter Jones.
