Panattoni Plans 1 MSF Industrial Park Near US-Mexico Border
A four-building project will soon rise in Yuma, Ariz.
Panattoni Development is planning a more than 1 million-square-foot industrial project in Yuma, Arizona. Colliers is in charge of the property’s leasing.
Yuma Industrial Park will be located at 36th St. and South Ave. 4E., and will include four Class A industrial buildings ranging from 234,000 to 279,000 square feet. The structures will feature 32-foot clear height ceilings, two grade-level doors and 49 rear-load dock high doors. Construction is expected to be completed in the final quarter of 2024.
As a result of pandemic supply chain issues, escalating shipping expenses and tensions with China, many companies are bringing manufacturing back to North America, said Rob Martensen, senior executive vice president at Colliers, in prepared remarks.

Panattoni anticipates that the Yuma site will be a distribution point for both U.S. and Mexican markets, given its location near the U.S. border with Mexico in both Arizona and California and, more specifically, its proximity to the San Luis Port of Entry.
Accessible by Interstate 8 and US-95, Yuma is located approximately 25 minutes from the border crossing, which links San Luis, Ariz., with San Luis Río Colorado in the Mexican state of Sonora. Yuma is also roughly three to four hours from Tijuana in Baja California, across the border from San Diego.
Yuma’s appeal
Yuma’s low taxes, relative to other distribution cities, and its abundance of prospective workers from both the U.S. and Mexico, are contributing factors to the decision to locate the project there, according to Colliers.
According to Martensen, the project offers companies that manufacture in Mexicali and other areas south of the U.S. border the opportunity to transport goods straight to Arizona for distribution throughout the U.S. He added that Yuma provides a convenient and cost-effective distribution point for goods coming from Mexico through nearby Calexico.
