Pharma Firm Astellas Opens $150M, 446 KSF HQ Near Chicago
Hot on the heels of a large leasing agreement, MB Real Estate has helped on the construction of a $150 million headquarters for Astellas Pharma in Northbrook, Ill., a project that won the praises of Illinois Gov. Pat Quinn.

MB Real Estate is having a busy week. Just a few days after inking a deal to serve as leasing manager for five properties in the Chicago area — spanning more than 4 million square feet of office space — the firm has announced the completion of the $150 million, 446,000-square-foot Headquarters for the Americas facility for Astellas Pharma U.S. Inc. in nearby Northbrook, Ill.
Calling the building a significant project for Chicago’s suburban marketplace that was started in a down market, Andrew Davidson, executive vice president & managing director of MB’s corporate services group, was pleased with the outcome. The resulting project is a completely unique, trophy property that captures Astellas’ vision of ‘changing tomorrow’ for patients around the globe, he said.
The project was created with a build-to-suit development that allowed Astellas to expand the complex’s scope to include a covered parking structure and a high-tech conference center. Goettsch Partners was the architect, and Power Construction Co. L.L.C. served as general contractor. The building was constructed to LEED Gold standards.
Illinois Gov. Pat Quinn called the project a win for the state, noting that the employer will create approximately 150 jobs and that he is committed to establishing Illinois as a leading hub of life sciences.
The new corporate headquarters will include two seven-story buildings that span 446,000 square feet, 160,000 more square feet than the company had at its former location in Deerfield, Ill.
The timing of this project was fortuitous, because Astellas was able to acquire the site at a discounted price and build a project at a cost that was 20 percent less than other notable projects of this caliber, David Graff, senior vice president of Project Services, who worked closely with Astellas and the construction team, said.
Astellas, the U.S. affiliate of its Tokyo-based parent company, employs more than 2,300 and markets pharmaceutical products for cardiology, dermatology and oncology care.
