Phoenix Warehouse Slated for IOS Repositioning

The property occupies nearly 17 acres in Chandler, Ariz.

Unbound Development has acquired a vacant 100,000-square-foot industrial building in Chandler, Ariz., from Rogers Corp. The Class B asset changed hands for $14.1 million in a deal brokered by Cushman & Wakefield.

Completed in 1982, the warehouse was expanded in 2005. It previously traded in 2018 for $8.3 million, according to CommercialEdge data.

Located at 165 S. Price Road, the 16.7-acre property is less than 1 mile away from the intersection of loops 101 and 202. The Phoenix Sky Harbor and Mesa Gateway airports operate within 17 miles.

The facility features 8,400 amps of power that are expandable to 150 megawatts—one of the industrial amenities desired by logistics tenants that convert their fleets to EVs.

Unbound plans to renovate the property and reposition it for industrial outdoor storage use. The new owner has also appointed Cushman & Wakefield to market it for lease or sale. 

The brokerage firm’s Executive Director Joshua Wyss and Director Steven Mardian represented Rogers Corp. in the current deal, while Senior Vice President Michael Kitlica spearheaded the negotiations on behalf of Unbound Development.

Greater Phoenix industrial market still shines

Greater Phoenix’s industrial investment volume totaled $183 million during 2025’s first two months, according to the latest CommercialEdge report. Orange County ranked first among the western markets with $303 million in sales, followed by Los Angeles with $233 million.

Assets traded on average for $162 per square foot in metro Phoenix, above the average national figure of $127 per square foot, the report shows. In one of the pricier deals, Echo Park 303’s Building A sold to LBA Logistics for $39 million or roughly $177 per square foot.
