Health-Care Network Fully Leases LA MOB

Newmark and Commercial Asset Group represented California Fertility Partners in the transaction.

California Fertility Partners, a subsidiary of Pinnacle Fertility, has signed a full-building lease at Sawtelle Plaza, a 34,000-square-foot medical office property in Los Angeles. The health-care provider will relocate its headquarters from 11818 Wilshire Blvd. to the new space. Newmark and Commercial Asset Group represented the tenant, whereas Industry Partners and Lee & Associates worked on behalf of the owner, Arenda Capital Management.

Arenda acquired the Class B asset in 2016 for $17 million, CommercialEdge data shows. Completed in 1992, the 0.4-acre property comprises a three-story medical office facility and 102 parking spaces. The building will house CFP’s medical and consulting offices, as well as a fertility and in vitro fertilization laboratory.

Located at 2045 Sawtelle Blvd. along the Sawtelle Corridor, the property is 14 miles west of downtown Los Angeles, near Interstate 405 and north of Interstate 10. VA Greater Los Angeles Healthcare System hospital is within 1.5 miles of the facility.
