Pontikes, McNair Expand Houston-Area Industrial Park

The partners broke ground on two new buildings within the Port 10 Logistics Center.

Palmetto Pontikes, a joint venture between Pontikes Development and McNair Interests, has broken ground on two new buildings at Port 10 Logistics Center, a multi-modal industrial park in Baytown, Texas.

Port 10 broke ground in 2017, with the first phase of the industrial park completed in 2018. JLL arranged a $65 million acquisition financing for the site that same year.

Located near Houston, the site’s Building 3 and Building 5 will offer 450,873 square feet and 179,255 square feet, respectively. The former, set for completion in the third quarter of 2023, will be a rail-served facility, while Building 5, slated to be delivered in the fourth quarter 2023, will be a cross-dock facility. Building 3 will have rail connectivity to the Union Pacific main line and direct access to its Coady Yard.

An initial phase of construction, expected to wrap this month, will include enough railway storage for 420 rail cars. The second phase will increase this capacity to 1,200 rail cars, bringing the site’s total storage capacity to enough for some 2,000 cars.

Further plans for Port 10 Logistics Center

Another proposed project at the site, Building 4, will sit adjacent to Building 3. Both will offer onsite truck, trailer, container and rail-care storage capabilities and have storage-in-transit, yard capacities of up to roughly 2,000 rail cars. Building 5 will offer access to a feeder road leading to Interstate 10. The location near I-10 is a key component of the project, Pontikes Development Principal George Pontikes said in prepared remarks.

The industrial park will provide offsite railway storage for industrial tenants, offering space for empty and loaded rail cars that will have direct access to Buildings 3 and 4.

A JLL team comprising Richard Quarles, Joseph Berwick, David Holland and Eliza Klein is handling leasing on behalf of the partnership.
