Premier Delivers Fulfillment Center in Illinois
The company partnered with Bridge Development to build more than 626,000 square feet of warehouse and office space within Bridge Point North, a 240-acre business park in Waukegan.

Premier Design + Build Group LLC has teamed up with Bridge Development Partners again on an industrial facility in Illinois, delivering a 626,848-square-foot build-out property for an unidentified e-commerce tenant.
The fulfillment center is located at Bridge Point North, a 240-acre business park in Waukegan, Ill., with access to I-94 and the Tri-State Tollway. It’s also about 32 miles from O’Hare International Airport.
The asset has 610,727 square feet of warehouse space and 16,121 square feet of office space, with a secure entrance, training space, new mothers’ room, resource center and storage space. The warehouse features 53 exterior docks and 130 trailer positions. The existing parking lot on the industrial complex grounds has 271 parking stalls for employees and visitors.
Fulfillment growth
Although the firm did not disclose the name of the e-commerce tenant, the company is expected to hire a minimum of 100 full-time employees to run the fulfillment center.
Calling it an “exciting project from day one,” Premier Vice President Joe Ahrens in a prepared statement credited the city of Waukegan for moving the project along as well as its development partner.
“Their ability to identify opportunities that others don’t readily see is remarkable,” Ahrens said of Bridge Development Partners. “Additionally, we are honored to have had the opportunity to build this fulfillment center for a giant in the e-commerce industry. Premier has a great deal of experience in understanding what industrial tenants are seeking in modern distribution facilities and we were confident we would deliver an end product they would be proud to call home.”
Ahrens oversaw the project and Scott Lebak was the superintendent. Cornerstone Architects Ltd. provided architectural services, while Manhard Consulting Ltd. and Structures Unlimited offered engineering support.
Based in Itasca, Ill., Premier also has offices in Irvine, Calif.; Plantation, Fla., and Iselin, N.J. The firm specializes in industrial, medical, commercial and adaptive re-use projects.
In June, Premier completed an expansion of a cold storage facility in Northlake, Ill., at the Bridge Point Northlake Business Park. The speculative project was also done in conjunction with Bridge Development Partners, which this week announced it had brokered the lease of 130,000 square of space to Frozen Assets Cold Storage at the Northlake site.
