Premier Design + Build Completes Los Angeles Warehouse
Ares Industrial Management owns the development.
Premier Design + Build Group has completed Gateway Logistics Center, a 251,000-square-foot industrial warehouse in Torrance, Calif. Ares Management appointed Premier Design + Build as general contractor for the project last year. The new facility was leased midway through its development to Omni Logistics, a national third-party logistics company, according to CommercialEdge data.
Gateway Logistics Center is a concrete tilt-up building located at 19681 Pacific Gateway Drive. The facility is equipped with a steel truss hybrid roof, ESFR sprinkler system, 2000A UGPSA with a 2,000A service and LED lighting.
The new industrial warehouse has 42 truck doors, 36-foot clear height, two drive-in doors, 155 parking spots for automobiles, 16 EV charging stations and 67 trailer parking stalls. The site is equipped with a rainwater harvesting system, providing water for irrigation.
Class A office component
Premier Design + Build Group worked with Omni Logistics to expand the speculative tenant improvements space from 11,000 square feet to roughly 19,000 square feet of Class A office space. The two buildings used for commercial printing that had previously occupied the site were demolished prior to construction commencement. The project also included the addition of three access driveways, water quality systems and storm drains.
Gateway Logistics Center is situated on an 11-acre lot, close to interstates 110 and 405, 3 miles from Old Town Torrance, 11 miles from Los Angeles International Airport and within 16 miles of downtown Los Angeles.
Premier Design + Build Group Senior Project Manager Jeramy Mahfet was in charge of the project, together with superintendent Kenny Holt and Principal & Southwest Market Leader Steven Gabbert.
Architectural design services were provided by RGA and Hunter Landscape was in charge of landscape architecture. Other companies involved in the project included Thienes Engineering for civil engineering services, DFA and Associates for structural engineering, while Air Control Systems oversaw mechanical engineering.
Earlier this year, Ares Management purchased two industrial facilities under construction in Hialeah, Fla. The company paid $62 million and JLL worked on behalf of the seller, Flagler Global Logistics.
