Raleigh Office Building Changes Hands for $8M

HFF closed the sale of 3110 Edwards Mill, a 45,692-square-foot, Class A office building in North Carolina. A private investor purchased the asset from The Simpson Organization.

HFF recently worked on behalf of The Simpson Organization, an Atlanta-based commercial real estate agency, to sell 3110 Edwards Mill. The asset, a 45,692-square-foot, three-story, office building in Raleigh, N.C., traded for $8 million. HFF also procured the buyer, a private investor represented by Michael Waldrop of Waldrop Properties. 

Situated on a 3-acre site at 3110 Edwards Mill, within minutes of the inner beltway of West Raleigh, the property provides easy access to the Triangle’s main thoroughfares, including Interstates 440 and 40. The two highways connect the asset to downtown Raleigh, the Raleigh-Durham International Airport, downtown Durham and many of the area’s communities. Built in 1998, 3110 Edwards Mill is 93 percent occupied by law firms and financial service providers, including Hutchinson PLLC and Underwood & Roberts PLLC.
