Regus Renews, Expands Leases on Long Island

The flexible workspace provider now offers more than 87,000 square feet of office space in three Class A and Class B buildings near major thoroughfares.

Regus has renewed its 31,500-square-foot lease at RXR Plaza, a 1,068,250-square-foot building in Uniondale, N.Y. and a 35,500-square-foot lease at RXR Executive Park, a 307,754-square-foot office property in Melville, N.Y. The coworking firm also expanded to a full floor at 200 Broadhollow Road, a 68,952-square-foot building in Melville, now occupying 20,200 square feet of space. CBRE represented the tenant in the negotiations.

All locations are well connected to both New York City and Long Island due to proximity to major thoroughfares. RXR Plaza, at 625 RXR Plaza, is close to Meadowbrook State Parkway and Hempstead Bethpage Turnpike. The buildings in Melville, located at 68 S. Service Road and 200 Broadhollow Road, are 2 miles away from each other and near Long Island Expressway and Route 110 corridor, respectively. All three office properties have easy access to various retail, dining and hotel options.

According to Yardi Matrix data, RXR Plaza and RXR Executive Park offer Class A office space and include on-site cafes, conference rooms and parking ratios above 3.1 spaces per 1,000 square feet. The four-story, Class B building at 200 Broadhollow Road was completed in 1983 and underwent cosmetic renovation in 1999 and 2012.

The CBRE team of Vincent LaManna, Richard Freel and Peter Danna represented the tenant in the lease transactions. In March, Regus renewed its lease at Woodfield Preserve Office Center in Schaumburg, Ill., with CBRE working on behalf of the landlord.
