Related Cos. Signs Law Firm to FL Office Tower
The law firm will occupy more than 12,000 square feet at the 300,000-square-foot, Class A office building in West Palm Beach, Fla.
Lewis, Longman & Walker has signed a 12,366-square-foot lease at 360 Rosemary, a 300,000-square-foot office building in West Palm Beach, Fla. The law firm will relocate its local office from 515 N. Flagler Drive, the recently sold “Darth Vader Building”. Tower Commercial Real Estate negotiated on behalf of landlord Related Cos., while CBRE assisted the tenant in the lease transaction.
Located at 360 S. Rosemary Ave., in the new 72-acre Rosemary Square neighborhood, the Class A office building is near the Brightline station connecting West Palm Beach with Miami and Fort Lauderdale. Interstate 95 is roughly 2 miles west and the Palm Beach International airport is 3.3 miles southwest.
Designed by Elkus Manfredi Architects and Leo A. Daly to meet LEED Gold certification, the 20-story building will feature loft-style office space with 10-foot ceilings and floor-to-ceiling windows. 360 Rosemary will also include first floor retail, seven levels of parking and 10,000 square feet of outdoor amenity space. The building broke ground in May and is slated for completion in early 2021. The tenant roster already includes investment firm Comvest Partners and AI software company Levatas LLC.
Tower Commercial Real Estate President Jon Blunk represented the landlord in the transaction as exclusive leasing broker for 360 Rosemary. CBRE First Vice President Kevin Probel, First Vice President Kevin McCarthy and Vice President Will Portfolio negotiated the lease on behalf of the tenant. Probel and McCarthy were also part of the CBRE team that assisted KBS in the Emerald View at Vista Center disposition in May.
