Rendina JV Breaks Ground on Tennessee MOB

A joint venture including Rendina Healthcare Real Estate, The Jackson Clinic and Baptist Memorial Health Care has kicked off the construction of The Jackson Clinic – Baptist Campus, a 134,966-square-foot medical complex in Jackson, Tenn.

The outpatient campus and medical office building will take shape on a 59-acre site at the southwest corner of Passmore Lane and Highway 45 Bypass. The partnership expects to wrap up construction in the second quarter of 2023.

In late 2021, the joint venture secured a $40.5 million loan originated by BMO Harris Bank, according to Madison County records. The construction loan is set to mature in February 2024, but also offers a 35-month extension option.

A closer look at the medical complex

The two-story development will include a next-generation outpatient surgery center occupied by Baptist Memorial Health Care. The outpatient center will encompass eight operating rooms as well as four procedure rooms. The Jackson Clinic will lease roughly 70,000 square feet of the space.

Based on the project’s website, The Jackson Clinic – Baptist Campus aims to attain accreditation from The American Association for Accreditation of Ambulatory Surgery Facilities, along with Medicare certification. The complex will provide medical services across a wide range of specialties including ear, nose and throat procedures and surgery, as well as ophthalmology and plastic surgery, among others.

The development marks the second recent Tennessee project for Baptist Memorial Health Care and Rendina Healthcare Real Estate. Demand for medical services is driving development across the nation.

Earlier in March, Stream Realty Partners announced it has teamed up with McCombs Properties to develop OneFiftyOne Medical Office, a facility totaling 60,000 square feet in San Antonio. In February, The Hearn Co. announced plans to redevelop a few floors at 875 N. Michigan Ave. in downtown Chicago and convert them to medical office. Mag Mile Medical Pavilion will encompass roughly 130,000 square feet.
