The Dilweg Cos. has completed the repositioning of a Class A, 650,000-square-foot office tower in downtown Atlanta, formerly known as Centennial Tower. The real estate investment company provided $5 million to the modernization program that commenced in late 2016.

The 36-story building, now dubbed 101 Marietta Street, sits on a 1.08-acre site at 101 Marietta St., and previously underwent cosmetic renovations in 1999. The recently finalized upgrades include a conference center with training rooms seating up to 50 people, a revitalized fitness center and a new tenant lounge on the sixth floor known as “The Hub”. The lounge features a pool table, televisions, couches and a kitchen with barstool-style seating.

Future-ready workplace

Designed by Perkins+Will, improvements include a lobby highlighted with a life-size, two-way virtual window that offers real-time views of the streetscape and building interior. In addition, the lobby boasts restaurant-style booths and collaborative workspaces.

The property is located a short walk away from surrounding amenities such as Centennial Olympic Park, CNN Center, Georgia Aquarium and the new Mercedes-Benz Stadium, along with numerous shopping and dining venues. 101 Marietta Street is within blocks of two MARTA rail stations and provides accessibility to all parts of the metro.

CBRE Senior Vice President Chris Port and First Vice President Katherine Lynch are overseeing leasing efforts at the property. Approximately 200,000 square feet of office space is currently available.

“101 Marietta Street is a future-ready workplace that is poised for rapid growth in the years ahead as Downtown Atlanta continues its resurgence. The superior access offered by our location makes 101 Marietta Street an attractive destination for employers looking to draw top talent from across metro Atlanta,” said Jerry Banks, managing director at the Dilweg Cos., in prepared remarks.
