Revamped Office Building Unveiled in Coral Gables

The multi-million dollar renovation program included a facade refurb, new roofing and adding floor-to-ceiling windows to enhance natural light and views of the surrounding skyline.

The developers of Giralda Place have completed the renovation of East Tower, a Class A office building totaling 43,602 square feet in Miami’s Coral Gables submarket. The property is part of Giralda Place, a mixed-use development combining residences, ground-floor retail and office space.

The tower located at 2222 Ponce de Leon Blvd. underwent an approximately $3 million improvement program aimed at enhancing the prior structure to complement the neighboring Giralda Place residences as well as improving its energy efficiency. The 14-month project included a modernized facade, upgraded interiors, new roofing and adding floor-to-ceiling windows to enhance natural light and views of the surrounding skyline. The building features hurricane-resistant windows with specially coated glass to minimize the amount of solar heat throughout. Additionally, the property boasts a third-floor terrace that was fully renovated in 2014.

“We are thrilled to reach the culmination point for the renovation of the East Tower,” said Christopher Brown, co-developer of Giralda Place, in prepared remarks. “Our goal was to modernize and enrich the existing structure and cultivate a space that the community and our tenants can enjoy.”

Strong start on tenancy 

HSBC and WeWork are among the first confirmed tenants of Giralda Place. HSBC will occupy 3,300 square feet within the existing East Tower. Both tenants will further remodel their space by customizing dedicated areas throughout the property and a Certificate of Occupancy is anticipated for December 2017.

The development features a second office building dubbed the West Tower. The nine-story property totals 57,700 square feet and topped off in March. The project is slated for completion in the first quarter of 2018.

Giralda Place encompasses a full city block and offers direct access to Miami International Airport and Miami’s Metrorail via Coral Gables Trolley. Located at the corner of Giralda Avenue and Ponce de Leon Boulevard, the project will also include Giralda Place Residences, a nine-story collection of 33 luxury condominiums and a total of 13,390 square feet of ground-floor retail.
