Rosslyn 2.5 MSF Redevelopment Receives County Board Approval

The project will redevelop a 7.65-acre superblock into a five-block mixed-use complex which will include up to 2.5 million square feet of office, residential, retail, hotel and public open space.

Arlington, Va.—The Arlington County Board just announced the approval of a 25-year, five-phase redevelopment plan that will completely transform Rosslyn’s east end. Proposed by Vornado Realty Trust/Charles E. Smith and Gould Property, the project plans the redevelopment of a 7.65-acre superblock into a five-block mixed-use complex overlooking the Potomac River. According to the City of Arlington’s website, architectural firm Pickard Chilton is also on board.

The proposed Rosslyn Plaza Phased Development Site Plan had been under review with the Site Plan Review Committee between 2012 and 2015. The resulting property will include up to 2.5 million square feet of office, residential, retail, hotel, amenities and public open space.

The current Rosslyn Plaza development, bounded by 19th Street N., N. Kent Street, Wilson Boulevard, and N. Arlington Ridge Road, encompasses seven 1960-70s buildings arranged on a superblock—four office buildings, two residential and the Spectrum Theater. The five-phase reimagining of the site will replace the superblock with three office towers and two residential buildings ranging from 240 to 390 feet in height, plus a 0.8-acre park.

Each of the five phases will face public review, feedback and final County Board approval. Pending this process, the project will bring up to 1.8 million square feet of office, 45,000 square feet of retail, 550 residential units, a 200-key hotel and a total of 2,168 parking spots. The redevelopment also aims to improve and reconfigure the surrounding streets and adjacent esplanade, plus the building of two new streets for enhanced traffic.
