Rudin, Allianz Ink Long-Term Lease in Lower Manhattan

An architecture firm made an 11-year commitment at the 35-story tower.

Architecture firm Curtis + Ginsberg Architects has signed a 12,602-square-foot, 11-year lease at One Battery Park Plaza in Lower Manhattan. The tenant will relocate its headquarters to the 35-story office tower’s 27th floor, with move-in expected in the third quarter of 2023.

Rudin is the majority owner of the 870,000-square-foot, Class A office building. Wharton Property Advisors’ President & Chief Executive Officer Ruth Colp-Haber negotiated on behalf of the tenant, while Rudin Vice President Kevin Daly negotiated for the landlord.

In 2012 Rudin purchased a 50 percent ownership from Rose Associates in a deal that valued to tower at $209.4 million, obtaining 100 percent of ownership interest, CommercialEdge shows. Later in 2016, the current ownership was formed when Rudin sold a 49 percent stake to Allianz in a transaction that valued the property at $365 million, according to The Real Deal.

Completed in 1971, the building’s floor plates range between 27,000 and 29,000 square feet. Curtis + Ginsberg Architects will join the property’s current tenant roster, that includes Nationwide Mutual Insurance, Radancy, Global Impact Investing Network and Meridian Capital Group.

Located at 24 Whitehall St., One Battery Park Plaza features 18 passenger elevators, 3,000 square feet of retail space and 150 covered parking spots, according to CommercialEdge. Tenant amenities include two common plazas, bike parking, a messenger center and newsstands. The building achieved WELL Health-Safety and WiredScore Platinum certifications.

Rudin’s latest Manhattan leases

Part of the Financial District, the office tower is close to multiple bus and subway stations, as well as to Staten Island Ferry Terminal, while John F. Kennedy International Airport is 26 miles away.

Recently, Rudin signed multiple deals at its New York City office properties. In June, West Publishing Corp. inked a five-year extension for 46,105 square feet at 3 Times Square in Midtown. Back in March, Touro University signed a new lease at the same property, bringing its total commitment at 3 Times Square to nearly 310,000 square feet.
