Ryan Cos. JV to Build Connecticut Life Science Campus

At 500,000 square feet, HealthTech Park will take shape near New Haven.

Ryan Cos. and Henrich Partners, together with landowners Belfonti Cos. and A. Secondino & Son Inc., have joined forces for the development of HealthTech Park, a 500,000-square-foot medical and life science hub in Branford, Conn.

HealthTech Park will rise on a 120-acre parcel that is bordered by Interstate 95 and Route 1. Ryan Cos. will handle the project’s construction, while Ryan A+E Inc. will oversee the site master planning and architectural design.

The site’s location places the life science project less than 8 miles from New Haven, which ranked first in the U.S. for life science R&D employment growth from 2019 to the second quarter of 2022, according to CBRE’s 2023 Life Science Outlook report.

Other life science facilities in Branford include Perigord Life Science Artwork Solutions, 454 Life Sciences and Tangen Biosciences Inc., among others. The town also features a variety of health-care providers as well, such as Branford North Pediatrics, Dermatology Physicians of Connecticut and Northeast Medical Group Internal Medicine.

Ryan Cos. currently has 20 health-care assets in several states across the U.S., including Arizona, California, Missouri, Washington, Iowa, Illinois, Wisconsin, Florida and Minnesota. Last month, the company completed the development of Highland Bridge Medical Office, a 60,000-square-foot facility in St. Paul, Minn.
