Scannell Properties to Build DFW Spec Warehouse

The developer expects to complete the Haltom City facility by early 2023.

Scannell Properties is set to develop 820 Crossing, a warehouse totaling 335,004 square feet of Class A industrial space in Haltom City, Texas. The developer expects to break ground on the project this month, with delivery slated by the first quarter of 2023.

Once complete, the rear-load speculative facility will feature 36-foot clear heights, along with 62 dock doors, two drive-in ramps and a 185-foot truck court. The industrial property will also offer 201 parking spaces and up to 135 trailer positions.

The development will take shape at the northwest corner of Loop 820 and Highway 377, in the land-constrained Meacham/Fossil Creek submarket. The property will be within 7 miles of Fort Worth Meacham International Airport and less than 20 miles from Dallas-Fort Worth International Airport.

Stream Realty Partners will handle leasing at the facility. The team includes Senior Vice Presidents Forrest Cook and Sarah Ozanne together with Vice President Jeff Rein.

In addition to 820 Crossing, Scannell has 2.8 million square feet of industrial projects under construction in the Dallas-Fort Worth metro, Senior Development Associate Charles Knowlton said in a prepared statement.

Dallas’ strong industrial pipeline

As of February, the Metroplex had more than 38 million square feet of industrial development underway, according to CommercialEdge data. The figure represented 4.6 percent of overall stock, above the national 3.5 percent U.S. average. Furthermore, vacancy dropped 40 basis points month-over-month, reaching a tight 3.7 percent.

The list of developers drawn by the business-friendly market include Creation Equity and Crow Holdings Capital. In March, the partnership kicked off the construction of Mesquite 635, a 555,790-square-foot development on 38 acres in Mesquite, Texas.

In February, TIG Real Estate Services broke ground on a build-to-suit project totaling 127,810 square feet in Flower Mound, Texas. The building will serve as the global headquarters of Niagara Conservation Corp.
