Newmark Knight Frank has brokered a 1,500-square-foot lease with Cousins Maine Lobster, which will open its first New York City brick-and-mortar location on Lexington Avenue in the last quarter of the year. The 12-year lease also includes 1,200 square feet in the building’s basement.

Located at 77 Lexington Ave. in Manhattan’s Kip Bay neighborhood, the property is in the vicinity of several communities, cafes, retailers, eateries and landmarks. According to PropertyShark data, the four-story building was completed in 1910 and has a 4,594-square-foot retail component.

Kips Bay is a thriving neighborhood for restaurants and offers a conducive setting for success due to the dual office and residential makeup of the area,” said  Newmark Knight Frank Managing Director Jared Lack, in a prepared statement.

Lack represented Cousin’s Yunus Shahul as well as the landlord in the transaction. The brokerage company has also been selected to lease a redeveloped mall in the area.
