Seavest, Trammell Crow Complete Medical Pavilion
The facility is within the National Harbor master-planned community in suburban Washington, D.C.
Medical Pavilion II at National Harbor, a 97,000-square-foot medical office building in Oxon Hill, Md., is now open.
Owned by Seavest Healthcare Properties and developed by Trammell Crow Co., the facility is situated within the 300-acre National Harbor, a mixed-use, master-planned community developed on the banks of the Potomac River in Prince George’s County.
With the completion of Medical Pavilion II, Seavest now owns more than 350,000 square feet of Class A medical offices in the Washington, D.C., area. At the end of 2021, the health-care real estate investor partnered with Nuveen Real Estate for the $1 billion recapitalization of a portion of its national portfolio.
According to CommercialEdge data, there were nearly 840,000 square feet of medical office space under construction in the Washington, D.C.—Suburban Maryland submarket as of March. Of the total, some 627,000 square feet are slated for completion by the end of the year.
Medical offices at National Harbor
Medical Pavilion II is located next to the National Harbor’s only other medical office building, the 95,000-square-foot Medical Pavilion I, also owned by Seavest. The facility opened in January 2019, being almost 90 percent leased to a mix of tenants that includes the University of Maryland Medical System, according to a release.
Trammell Crow broke ground on Medical Pavilion II in 2020, financing the construction with a $25.4 million loan from Santander Bank, CommercialEdge data shows. Situated on nearly 1 acre at 201 National Harbor Blvd., the five-story building will house a wide array of specialties, including oncology, cardiology and women’s care. Cushman & Wakefield’s Matt Sullivan, Lindsey Groom, Kirsten Ryan and Jack Seher handle leasing activities at the property.
Adventist HealthCare is the building’s anchor tenant, with plans to establish an on-site ambulatory surgery center and other outpatient services at the property by mid-2023. The health-care provider has also been anchoring Medical Pavilion I since 2020, having established a 73,000-square-foot footprint within National Harbor.
Located some 10 miles from downtown Washington, the property is just south of the Interstate 295/495 Capital Beltway Outer Loop interchange. The immediate area has more than 1 million square feet of retail, dining and entertainment space, as well as numerous hotels and more than 10,000 on-site parking spaces.
