Sentinel RE Acquires 106 KSF Phoenix Office Building

Artis REIT sold the single-tenant, 106,000-square-foot 91 Glendale, with CBRE Capital Markets negotiating the deal on behalf of the seller.

Working on behalf of Artis REIT, CBRE Capital Markets has brokered the sale of 91 Glendale, a 106,000-square-foot office property in Glendale, Ariz. According to Yardi Matrix data, Sentinel Real Estate purchased the asset for $19.1 million. The buyer selected Ryan Cos. to handle management responsibilities.

The three-story LEED Gold-certified property built in 2007 is located on roughly 9.3 acres at 8990 W. Glendale Ave. and offers more than 700 parking spaces, as well as access to multiple public transportation options. Arizona State Route 101 is two miles away, while plenty of restaurants and hotels are within walking distance, including Olive Garden, McFadden’s Restaurant and Holiday Inn Express & Suites.

Barry Gabel and Chris Marchildon with CBRE’s Phoenix office and Tim Richey and Mike Winn with CBRE’s Denver branch represented the seller in the transaction. Recently, Gabel and Marchildon also negotiated the sale of Deer Valley Office Park, a two-building Phoenix office campus.
