SGPS Buys 42KSF Medical Centers West of Atlanta
SK Commercial Realty and CBRE represented the sellers of the two facilities in Douglasville, Ga., in the $7.5 million transaction.

SG Property Services purchased two surgical and diagnostic specialty medical centers west of Atlanta, totaling 41,772 square feet, for a combined $7.5 million. SK Commercial Realty represented the seller of Douglasville Medical Center, SA Dville, while CBRE worked on behalf of the seller of Prestley Mill Medical Center, Timber Ridge Partners.
Strategic location
Located at 8820 Hospital Drive in Douglasville, Ga., on the campus of WellStar Douglas Hospital, a 108-bed facility, Douglasville Medical Center is a two-story, 16,167-square-foot building. Tenants include an oral surgery office, a neck and back pain specialist and a hospital.
Prestley Mill Medical Center is conveniently located at 4586 Timber Ridge Drive, just off Interstate 20 and half a mile from WellStar Douglas Hospital. Northside Hospital and Emory Healthcare occupy 56 percent of the facility, which is 90.2 percent leased. Other tenants of the two-story, 28,400-square-foot building include a spine specialist and a neurology office.
“These properties are attractive because of their strategic location and accessibility that is sought after by health care providers,” said Paul Shailendra, president of SG Property Services, in prepared remarks. “Prestley Mill Medical Center presents an opportunity to add further value through the lease-up of existing vacancies.”
The company also acquired Johns Creek Medical and The Swan Building, two greater-Atlanta medical office buildings in North Fulton County, Ga., for a combined $11.9 million.
