SMCP Brands Relocates North American HQ

The company will also move its showroom to EQ Office’s recently renovated office tower and take up an entire 17,337-square-foot floor.

EQ Office has signed a 17,337-square-foot, 10-year lease with SMCP Brands at its 44 Wall St. in Manhattan. The fashion retailer will relocate its headquarters and showroom from 10 Crosby St. to the building’s entire 12th floor in the last quarter of 2019, once the landlord finalizes the build-out.

The 350,000-square-foot, 24-story office tower features 8,200 square feet of retail space. Built in 1927, the historic building underwent a capital improvement program that resulted in new pre-built floors and a reimagined lobby showcasing works of local street artist Hellbent.

Located in the Financial District, the property provides easy access to subway lines, bus lines and ferry service. The roster of tenants includes a large number of creative and technology companies such as GameChanger, Joan Creative, Giant Spoon, OnePlus and, most recently, Contently.

EQ Office Leasing Manager Scott Silverstein, alongside CBRE’s Zachary Price, Michael Rizzo, Jeffrey Fischer and Caroline Merck represented the landlord in the lease transaction. Newmark Knight Frank’s Stephen Gordon and Nathan Kropp acted on behalf of the tenant.
