St. John Properties Inks Full-Building Lease in Louisiana
Pelican Point Commerce Center is a Class A office project that will encompass nearly 265,000 square feet of space.
J.W. Logistics, a distributor of appliances, has signed a 30,120-square-foot lease at St. John Properties Inc.‘s Pelican Point Commerce Center, a Class A office business park in Gonzales, La. This is the tenant’s third Louisiana location, where 15 employees are expected to work from.
The company will fully occupy 8200 Highway 44, a single-story R&D and flex building that features 16-foot clear heights, loading docks and parking spots. Equipped with critical features, the facility is also offering the new tenant immediate access to its existing customer base, while its location will allow the company to expand its operations and reach customers within the southern area of the state, J.W. Logistics’ Vice President of Strategic Account Development Bill Barker said in prepared remarks.
The only flex/R&D project in Ascension Parish
Regional Partner Todd Pevey of St. John Properties worked on behalf of the ownership, while Centric Commercial’s Vice President Kent McCoy negotiated on behalf of J.W. Logistics. The project is the only Class A office, flex and bulk development within the Ascension Parish submarket, being suitable for a wide range of uses including manufacturing, logistics and professional services, noted Pevey, in a prepared statement.
The asset is among Pelican Point Commerce Center’s completed buildings, along with the 37,440-square-foot facility at 8184 Highway 44 and the 33,120-square-foot facility at 8206 Highway 44. With three more buildings planned, the business park will include nearly 265,000 square feet of R&D and office space. Situated on a 32-acre lot, the office campus is close to Interstate 10 and Mississippi River, 2.5 miles from Louisiana Regional Airport, 26 miles from Baton Rouge, La., and Port of South Louisiana, and within 56 miles of New Orleans, La.
St. John Properties Inc. had a busy 2022. At the beginning of last year, the company obtained the final approval for the development of Arcola Center, a flex/R&D/office development in Northern Virginia. Plans call for a business park that will encompass 450,000 square feet of space. The project’s first phase will consist of four buildings, designed to meet LEED certification. In October 2022, the company broke ground on Valley Grove III, the latest addition to Valley Grove, the developer’s $1 billion mixed-use business community in Pleasant Grove, Utah.
