Stockbridge Buys Charleston-Area Distribution Center

The fully leased property changed hands for $49 million.

Stockbridge has purchased a 430,920-square-foot Class A industrial facility in Summerville, S.C. The fully leased property changed hands for $49 million, according to Berkeley County public records.

JLL negotiated on behalf of the seller, Lightstone Group, which previously purchased the property in 2021, for $33 million, CommercialEdge data shows.

Serving as a regional distribution center for Sagebrook Home, the single-story industrial asset is located at 574 Trade Center Parkway and features 36-foot clear heights and 266 parking spots, the same data provider shows. Situated within Charleston Trade Center, on nearly 35 acres, Sagebrook Home Distribution Center is close to interstates 26, 95 and 526, 19 miles from Charleston International Airport and within 27 of Port of Charleston.

A JLL Capital Markets Investment Sales Advisory team formed of Director Dave Andrews, Senior Managing Directors Patrick Nally and Pete Pittroff, together with Associate Josh McArdle, worked on behalf of Lightstone Group.

In November 2022, the same company assisted Trinity Capital Advisors in the disposal of its TradePark East in Charleston, S.C. The developer sold its first speculative project in the area, that is composed of four buildings and encompasses 837,000 square feet of industrial space, before construction began, to an undisclosed buyer. Earlier that month, JLL represented Edgewater Ventures, in partnership with Singerman Real Estate, in the disposition of a 450,033-square-foot logistics center in Graniteville, S.C.
