Stockdale Capital Inks 3 Leases at Phoenix Lab Facility
The property served as the former headquarters of Henkel North American.
Stockdale Capital Partners has inked three leases totaling 24,134 square feet at Ilume Innovation Center, a 371,937-square-foot life science facility in Scottsdale, Ariz. Transwestern Real Estate Services brokered the transactions for the landlord.
A chemical research company signed the biggest, 14,986-square-foot commitment, comprising office and wet laboratory space on the first floor of the property. Nu Planet will be joining the previous tenant on the same floor, where it will occupy 4,022 square feet, while Vidium Animal Health signed up for 5,126 square feet of wet lab and office space on the second floor.
The Transwestern team involved in the deals included Senior Vice Presidents Mark Stratz, Vince Femiano and Scott Baumgarten. Keyser’s Vice President Corporate Real Estate Nathan Pancrazi represented Nu Planet, while Reveal Concepts’ CEO & President Kevin Lange and Senior Vice President Paul Rambeau worked on behalf of Vidium Animal Health.
Adaptive reuse Class A facility
Completed in 2009, the four-story Class A property represents the office-to-life-sciences conversion of the former headquarters of Henkel North America. The current owner purchased it from Henkel in 2019, for $65 million, according to CommercialEdge data.
Tenants have access to several amenities, such as the 1.5-acre rooftop park, a fitness center, wet labs, an auditorium for more than 100 people, meeting spaces and three levels of subterranean parking. The LEED-certified building was designed by Will Bruder Architects and features natural and recycled materials, a glass facade, as well as solar and green energy.
Located at 19001 N. Scottsdale Road, Ilume is close to the conjunction of routes 101 and 51, which provide easy access to Interstate 17 and downtown Phoenix. There are many retail spaces, dining options and hotels in the proximity of the building.
