Stonemont to Break Ground on Austin-Area Project

The company bought an 18-acre site for an industrial development in Georgetown, Texas.

Atlanta-based Stonemont Financial Group is one step closer to beginning construction on Westinghouse35, an industrial spec project totaling 230,000 square feet in Georgetown, Texas. The company has acquired an 18-acre site for the Class A development along Westinghouse Road, just off Interstate 35.

Stonemont Financial Group has selected KBC Advisors to market Westinghouse35, which is expected to come online in the first half of 2023. The development team includes ARCO/Murray offering design-build services, GMA Architects and Kimley-Horn serving as a civil engineer.

The industrial facility will feature 32-foot clear heights, 58 dock doors, car parking with 345 spaces and 68 trailer parking spots. Westinghouse35 will take shape less than 25 miles north of downtown Austin and some 30 miles from Austin-Bergstrom International Airport.

Demand for industrial space is driving development activity across Georgetown. On the other side of Interstate 35, Jackson-Shaw has teamed up with Diamond Realty and plans to break ground on a three-building development totaling 488,000 square feet of industrial space. The project marks the initial phase of CrossPoint, a business district on 224 acres which will also include commercial and multifamily projects.

Titan Development has two projects underway in the Austin suburb. In November, the developer kicked off the construction of Gateway35 Commerce Center, a two-phase development, which includes a 294,297-square-foot facility set to be delivered by June. The second phase of NorthPark35 Industrial Park, with a total planned buildout of 1.7 million square feet, is also nearing completion.

As of mid-March, there were eight industrial projects underway in Georgetown, encompassing 1.3 million square feet of space, according to CommercialEdge data. Most of these developments are close to Interstate 35 and Georgetown Municipal Airport.
