Stream Realty JV Breaks Ground on San Antonio MOB

Stream Realty Partners and McCombs Properties, the real estate division of McCombs Enterprises, have started construction on OneFiftyOne Medical Office, a 60,000-square-foot medical office building in San Antonio.

The development team also includes RC Page Construction as the project’s general contractor and Pape-Dawson Engineers as civil engineer.

Designed by Chesney Morales Partners Inc., the two-story building will take shape on a 4.4-acre site at the intersection of Westernhill Drive and State Highway 151 in the Westover Hills neighborhood. The facility will feature an upgraded HVAC system to meet all requirements of surgery centers or any other specialty care needs. Stream Realty’s Lee McKenna and Julie King will handle leasing activities.

The development site is some 17 miles northwest of downtown San Antonio, in the Far West submarket. The location is less than 1 mile from a cluster of health-care facilities that includes CHRISTUS Santa Rosa-Westover Hills Hospital, UT Health Westover Hills and Westover Hills Medical Plaza, among others.

Stream Realty and McCombs Properties have partnered on several other projects, such as Gateway Industrial Park, Connection Industrial Park and Sonterra Medical Park; the latter, another San Antonio medical office property, was purchased by Healthcare Realty earlier this year.

Medical offices in the Far West

OneFiftyOne Medical Office is one of only three medical office projects currently under construction in San Antonio, two of which are underway in the Far West submarket, according to CommercialEdge data. The other Far West project is The Offices at Rogers Creek, a 70,000-square-foot development coming online on more than 7 acres at 5436 Rogers Road.

Far West’s inventory amounts to some 630,000 square feet across 14 medical office buildings larger than 20,000 square feet, the same data provider shows. The most recent one came online in 2017.
