Sumitomo Welcomes InnerWorkings to Chicago Office Tower

Marketing execution firm InnerWorkings Inc. has relocated its Chicago headquarters from 600 W. Chicago Ave. to 203 N. LaSalle St. Mohr Partners Inc. represented the tenant while Transwestern worked on behalf of the landlord in the 41,443 square-foot lease, which brought the building’s occupancy to 71 percent. The owner of the 27-story, 625,000 square-foot office tower is Sumitomo Corp., which has recently added the $144 million SPS Tower in Minneapolis to its Midwest portfolio. 

The LEED Platinum property offers its tenants immediate access to all CTA lines as well as The Pedway System, a network of underground tunnels and overhead bridges which provides access to both O’Hare International and Midway airports without exposure to weather. The tower features first-class amenities, an updated lobby and retail concourse, new conference center and tenant lounge as well as a top-of-the-line fitness facility, which were added in 2016 during a $15 million upgrading project. A 12-story interior atrium with landscaped terraces fills the building from the 16th to 27th floors.

According to Yardi Matrix data, Sumitomo bought the 1986-built tower in 2014 for $111.7 million. M & J Wilkow, the previous owner, continued to manage the office property following the transaction.

The brokers involved in the deal included Senior Vice President Jeff Dowdell, Executive Vice President Eric Myers and Vice President William Briggs from Transwestern as well as Managing Director Brandon Glick, Managing Partner Chris Bargowski, and Associate Sam Picchiotti of Mohr Partners Inc.
