SunCap, Goldman Sachs Kickstart 1.6 MSF South Carolina Project

Phase I of Enterprise 85 is scheduled for completion in the second quarter of 2023.

A partnership between SunCap Property Group and the Real Estate business within Goldman Sachs Asset Management has broken ground on Enterprise 85, a 140-acre speculative industrial development in Greenville, S.C. Colliers will handle leasing activities for the project.

Slated for completion in the second quarter of next year, Phase I of Enterprise 85 will include a 1 million-square-foot Class A cross-dock building with 40-foot clear heights, 570 parking spaces and 286 trailer parking lots, as well as 175 dock doors, ESFR sprinklers and LED lightning. Phase II will comprise a 570,000-square-foot expansion, bringing the development to nearly 1.6 million square feet.

Located at 7755 Augusta Road, the property will be less than a mile from Interstate 185, offering easy access to Atlanta and Charlotte, N.C. Other tenants in the area are Americold Logistics, Eastern Distribution and Kimura Logistics, among others.

Managing Directors Garrett Scott and John Montgomery, alongside Vice Presidents Brockton Hall and Dillon Swayngim of Colliers will lease the property.

Enterprise 85 marks SunCap’s eighth project in South Carolina and is the largest ever spec building in Greenville County. Currently, there are 28 industrial properties under construction in the area, which will add almost 14 million square feet to the current inventory, CommercialEdge data shows.

Just last month, Hunt Midwest started construction at Evergreen Logistics Park, a 2 million-square-foot development in Anderson, S.C., some 20 miles southwest of Greenville. The first building is scheduled for delivery at the end of this year.
