TCC, Clarion Expand Houston Industrial Park

Phase II of Fallbrook Pines Business Park will comprise the construction of two Class A, speculative industrial buildings, totaling 660,000 square feet, designed by Powers Brown Architecture.

Trammell Crow Co. and Clarion Partners have broken ground on the second phase of the 127-acre Fallbrook Pines Business Park in Houston. The project is slated for completion in November.

The first phase of Fallbrook Pines, totaling 709,000 square feet, was completed back in October 2015 and is now 100 percent leased to seven tenants. Phase II will comprise the construction of two Class A, speculative industrial buildings designed by Powers Brown Architecture. Totaling 660,073 square feet, the project will include one 291,606-square-foot cross-dock building and one 368,467-square-foot cross-dock building. Property features will include 32-foot clear heights, extra trailer parking and outside storage, wide truck courts, 52-foot wide column spacing, ample car parking and ESFR sprinkler systems. There are still 18 acres within the park available for a build-to-suit property or future phase if needed.

Rosenberger Construction is serving as general contractor for the project. CBRE’s Senior Vice Presidents Faron Wiley and Joseph Smith will handle leasing for the property.
