TCC Debuts Atlanta Office Tower Plans

Twelve24 is scheduled to break ground in summer 2018 and is slated for completion in the first quarter of 2020.

Trammell Crow Co. and a joint venture partner advised by CBRE Global Investors have debuted plans for Twelve24, a transit-oriented office tower situated on 3.9 acres in the heart of Atlanta’s Central Perimeter. The asset is scheduled to break ground in summer 2018 and is slated for completion in the first quarter of 2020. Insight Global has signed a long-term lease to occupy 60 percent of the property, which is seeking LEED Gold certification. 

“TCC’s strategy to re-enter the Atlanta office market was to identify a site and building design allowing for one of the most unique office development opportunities in the Atlanta metro area,” said Brandon Houston, principal with TCC’s Atlanta Business Unit, in a prepared statement. “Twelve24’s transit-oriented mixed-use environment with the combination of restaurants, retail, office, and hospitality creates a truly exceptional work space environment. The architecture of the building allows our anchor tenant, Insight Global, and our other tenants, the ability to office in a location where they can connect, innovate, and advance their businesses. We are excited to be working with Insight Global during the design phase to create a successful project outcome for all project stakeholders.” 

Design Elements 

The tower will feature 16 stories, comprising 334,000 square feet of Class A office space as well as 11,000 square feet of ground floor retail and restaurants. Asset features include:

  • large, open floorplates
  • outdoor terraces 
  • great room
  • executive-level fitness center
  • floor-to-ceiling glass
  • conference center
  • on-site restaurants 

TCC is also working with Concord Hospitality Enterprises to develop a 10-story, 180-key hotel that will be directly connected to Twelve24. The office tower will be the only multi-tenant building with direct access to MARTA’s Dunwoody Station, as well as offering quick access to the GA-400 and Interstate 285. 

Insight Global was represented by Jodi Selvey and Emily Richardson of Colliers International, while Eric Ross of CBRE is representing Twelve24 on behalf of the owners. Duda Paine Architects is serving as design architect and Wakefield Beasley & Associates is the architect of record. 

In another recent joint venture, TCC will be developing a 329,000-square-foot industrial facility in Tolleson, Ariz., dubbed Tolleson Logistics Center.
