The LeClaire Group Facilitates Texas Storage Sale

At the time of the sale, occupancy at the six-building, 395-unit self storage facility in Bellville hovered around 90 percent.

The LeClaire Group of Marcus & Millichap has arranged the sale of AAA Self Storage, a 65,950-net-rentable-square-foot facility in Bellville, Texas. The brokers worked on behalf of the seller, an Austin-based partnership.

Situated at 12085 Texas 36, the facility is roughly 30 miles from Houston’s west-northwest suburbs and approximately 67 miles from downtown Houston. The six-building storage asset was built in three phases between 2005 and 2016, occupies 5.4 acres and comprises a total of 395 units, out of which 219 are climate-controlled and 176 are non-climate-controlled units.

Property characteristics include: a gated entry with digital keypad, on-site management office, video surveillance, kiosk, digital keypads that secure access to the climate-controlled buildings and concrete driveways. Additionally, the site has approximately 1.6 acres for further expansion. At the time of the sale, the self storage facility was 91 percent occupied. 

The brokerage team included First Vice President Dave Knobler based in the firm’s Houston office and Executive Managing Director Charles LeClaire of Marcus & Millichap’s Denver office. In May, the group arranged the sale of a 131,003-net-rentable-square-foot facility in Katy, Texas.
