TIG Real Estate Services Kicks Off DFW Project

A build-to-suit development will soon serve as Niagara Conservation Corp.'s new HQ.

TIG Real Estate Services has begun construction on the new global headquarters for Niagara Conservation Corp. in Flower Mound, Texas. Totaling 127,810 square feet, the build-to-suit project, which includes an office component along with a warehouse and distribution facility, is slated for a fourth quarter delivery.

The Dallas-based developer selected Cadence McShane Construction Co. to serve as the general contractor and hired Meinhardt & Associates as architect. The $12.5 million project will take shape on 7.5 acres at 300 Old Gerault Road. The tilt-wall facility will feature a 49-foot clear height along with 19 overhead dock doors and a single drive-up ramp. Niagara is set to employ more than 70 people at the new facility.

Located in a northern Dallas suburb, the mixed-use property will be less than a mile from Niagara’s current headquarters at 1200 Lakeside Parkway. The property is situated around 5 miles north of Dallas/Fort Worth International Airport and 24 miles north of downtown. Notable tenants at the new location include Best Buy and PAI Texas, among others.

The development marks the general contractor’s fifth collaboration with TIG Real Estate Services and is the largest project undertaken on behalf of the developer. Last February, a development team that included Cadence McShane Construction completed a speculative industrial project encompassing nearly 200,000 square feet in nearby Mesquite.
