Tishman Speyer Secures Lease at 1.1 MSF DC Office Complex

Comprising three buildings, the campus recently underwent a series of substantial upgrades.

Tishman Speyer has signed a 37,000-square-foot lease with Legal Services Corp. at International Square, a 1.1 million-square-foot Class A office complex in Washington, D.C. The nonprofit financial support company signed a 15.5-year deal at 1825 Eye St. NW and will occupy the entire eighth floor of the 12-story office building, with moving-in starting in November 2024.

Cushman & Wakefield Vice Chairman Sherry Cushman and Managing Director Greg Culver negotiated on behalf of the tenant, while the landlord was represented in-house. The three-building office ensemble’s roster also includes The Board of Governors of the Federal Reserve System, First American Title Insurance Co. and Tishman Speyer’s regional headquarters, CommercialEdge data shows.

International Square features 50,000 square feet of first-floor retail space, 25,000 to 38,000-square-foot floor plates, 18 passenger elevators and 780 vehicle parking spots, according to the same data provider.

A set of recent improvements

Tishman Speyer recently completed a substantial renovation program that resulted in an upgraded lobby, 15 different food stalls, a 7,000-square-foot fitness center with locker rooms, bike storage, a conference center with multiple meeting rooms—including one with a capacity of 160 people. Additionally, the office campus also includes private and customized suites, a workplace experience platform and an open rooftop terrace with seating areas and a capacity to host up to 300 people.

Dating back to 1982, the 2.5-acre property is close to The White House and to multiple subway stations, being 4 miles from Ronald Reagan Washington National Airport, 5 miles from Arlington, Va., 7 miles from Bethesda, Md., and within 8 miles from Alexandria, Va.

Recent notable leases in Washington, D.C., include Marx Realty’s 21,500-square-foot deal at The Herald, a 114,000-square-foot downtown office building. Public affairs firm Locust Capital committed to the recently upgraded property for 12 years. One of the metro’s largest commitments was Fried Frank’s renewal at Lafayette Tower. The law firm occupies nearly 103,000 square feet of space and extended its presence through 2037.
