Commercial property managers are steering their buildings through high inflation and high interest rates, while meeting increased demands for sustainability, technology and flexibility.
This year’s Top Commercial Property Management Firms ranking includes a mix of third-party service providers and owner-operators with a combined portfolio of more than 19.6 billion. Compared to 2021, this marks a 3.6 percent uptick for the top 30 companies.
CBRE took the lead again this year, with 7.3 billion square feet under management, for a 2.8 percent increase. Third-party managers Cushman & Wakefield and JLL once again rounded out the top three. C&W held the second spot on our list, with 5.1 billion square feet of space under management, up nearly 6 percent, and JLL returned in third position, with 3 billion square feet under management, up 12.4 percent. The year-over-year growth trend remained true for more than 75 percent of the companies on the list, while 58 percent of them have been increasing their portfolios since 2020.
Among the top 30, The RMR Group and Related Cos. were the fastest-growing firms. Both expanded their footprints by 25.4 percent from 2021 to 2022. Most participants manage multiple asset types. The office sector accounted for the bulk of participants’ combined portfolios, followed by industrial and retail.
Methodology
The Top 30 Commercial Property Management Companies of 2023 ranking utilized self-reported data for all firms. The ranking was calculated using a weighted formula based on a variety of factors, including the total square footage and number of properties under management, property operations—both owned and managed—and presence across property sectors. The ranking represents what we feel is a logical balance among firm growth, market share and property diversity. Ranking factors are not limited to the data that appears on this page.
