Trammell Crow to Expand Dallas-Fort Worth Project
The third phase of the development will include the largest speculative warehouse in the market.
Responding to demand in the Dallas-Fort Worth metroplex for state-of-the-art industrial and warehouse space, Trammell Crow Co. is adding a third phase to its 35 Eagle industrial park in the Alliance submarket of Fort Worth, Texas. Construction is expected to begin in January on the speculative five-building project that will total more than 2.1 million square feet.

Once Phase III is completed at the Fort Worth industrial park, TCC will have delivered more than 5.2 million square feet of industrial space to the Alliance area. The third phase will include Building C, a nearly 1.3 million-square-foot cross-dock facility with a 40-foot clear height that will be the largest speculative warehouse in the market and can be expanded to about 1.5 million square feet. The other buildings include:
- Building E: a 255,377-square-foot cross-dock building with a 36-foot clear height;
- Building F: a 189,936-square-foot rear-load building with a 32-foot clear height;
- Building G: a 103,668-square-foot rear-load building with a 32-foot clear height;
- Building L: a 324,614-square-foot cross-dock building with a 40-foot clear height.
TCC said more than 40 acres of additional land is available for users requiring significant car or trailer parking. The four smaller buildings will have office entries visible from the highway, 140-foot to 195-foot truck courts and available land for above-market truck or auto parking.
Industrial park details
35 Eagle is located at the northwest corner of Interstate 35W and Eagle Parkway. It is adjacent to Alliance Airport, the world’s largest airport designed fully for cargo and corporate aviation. The site offers easy access along I-35W, as well as to the northbound and southbound exits and entrances at Eagle Parkway and I-35W. The project is also located within 3 miles from the headquarters for the BNSF Railway, the second-largest freight railroad network in North America.
TCC and PGIM Real Estate completed the first phase of the project in 2014, consisting of two Class A properties, Building B and D, totaling approximately 1.6 million square feet of industrial space. TCC sold the two assets to Heitman in 2016 as part of a $107 million portfolio transaction that included more than 1 million square feet of industrial space and nearly 550,000 square feet of office space.
In May 2017, TCC and PGIM Real Estate began construction of Phase II of the industrial park, adding three facilities: Building A, a 1.1 million-square-foot cross-dock warehouse, Building H, a 312,654-square-foot rear-load warehouse and Building J, a 233,961-square-foot cross-dock warehouse.
Jake Marks, principal with Trammell Crow Co.’s Dallas-Fort Worth Business Unit, said in a prepared statement the third phase is being developed to meet the tremendous demand for modern industrial and warehouse assets in the region. He cited the visibility and access along I-35W as significant benefits to the project.
Alliance Architects Inc. is the project architect and Halff Associates Inc. will serve as the civil engineer. Steve Trese and Bob Scully of CBRE Dallas are leasing and marketing the project.
