Trammell Crow Tops Out Twelve24 in Atlanta

Insight Global has already leased out 70 percent of the glass tower in the Central Perimeter neighborhood.

Construction has officially topped out at Twelve24, a 335,000-square-foot, Class A office tower in the Atlanta suburb of Dunwoody. Trammell Crow Co. and CBRE Global Investors, on behalf of a separate account client, are developing the 16-story tower directly connected to the Dunwoody MARTA station.

The building will house the new headquarters of national staffing company Insight Global, which has already leased around 70 percent of the building. Located at 1224 Hammond Drive in the Perimeter Center neighborhood, the project will also feature 11,000 square feet of ground-floor retail and restaurant space, and a Hyatt Hotel directly connected to the office building. TCC is working with Concord Hospitality Enterprises to develop the 10-story, 180-key hotel.

The project broke ground last year after winning approval from the Dunwoody City Council in 2017. Upon completion, the curved tower featuring large, open floorplans and floor-to-ceiling glass, is expected to host nearly 1,100 office workers. Amenities will include a conference center, fitness center and fifth-floor tenant lounge and amenity deck. Office workers and hotel residents will share the elevated outdoor terrace level connecting the two buildings.

Low-vacancy submarket

The transit-oriented project is located adjacent to the Perimeter Mall, with quick access to Georgia State Route 400 and Interstate 285. The core Central Perimeter submarket had an office vacancy rate of 15 percent in the second quarter of 2019, according to Yardi Matrix.

Accounting software firm LeaseQuery inked a lease for nearly 53,000 square feet at Three Ravinia, an office building just down the street from Twelve24 in June. The new location is the tenant’s third expansion in two years.
