Trammell to Develop 329 KSF Facility in Phoenix

The joint venture will donate 1.5 acres of land to Veterans of Foreign Wars, a nonprofit organization, which will build a new headquarters along Van Buren Street.

A partnership of Trammell Crow Co. and an institutional investor announced the development of a new, 329,000-square-foot industrial facility, Tolleson Logistics Center. Construction on the recently purchased 22.2-acre site in Tolleson, Ariz., will begin in the first quarter of this year. 

The building will be located at the southwest corner of 99th Avenue and Van Buren Street. It will feature a cross-dock configuration with a 36-foot clear ceiling height. Ramp and dock-high loading doors will be available, as well as 271 auto and 107 trailer parking spaces. Leasable space will be divisible to 100,000 square feet for single or multiple tenants.

Skilled labor base

Tolleson Logistics Center will be less than a mile away from the diamond interchange at 99th Avenue and Interstate 10. Interstates 10 and 17 intersect approximately 12 miles from the property, while Phoenix Sky Harbor International Airport is 17 miles away. 

The Southwest Valley submarket is highly desirable by occupiers given its location and immediate access to interstates 10, 17, the future Loop 202 and proximity to Sky Harbor International Airport. The submarket boasts a tremendous labor base, attracting all types of users needing all levels of skilled labor,” said Cathy Thuringer, principal at TCC, in a prepared statement.

The partnership will donate 1.5 acres along Van Buren Street to Veterans of Foreign Wars, a nonprofit veteran service organization. The site will serve as the organization’s new headquarters, occupying approximately 10,000 square feet.

Trammell Crow hired Willmeng Construction as general contractor and Butler Design Group as project architect. Cadence Bank N.A. will provide construction financing while Cushman & Wakefield representatives will market the project on behalf of the joint venture. Trammell has other large industrial projects underway in California.
