Transwestern Negotiates 59 KSF Lease in Houston
CAM Integrated Solutions is the new tenant of a 175,000-square-foot office building within the Park Ten Office Park complex in the city’s Energy Corridor submarket.
CAM Integrated Solutions has signed a 59,220-square-foot lease with InSite Realty at its 17000 Katy Freeway office building in Houston. The space will serve as the company’s new corporate headquarters. Transwestern Commercial Services worked with both parties to close the deal.
According to Yardi Matrix data, InSite Realty purchased the asset in 2017 from DRA Advisors. The deal was subject to a $17.8 million loan held by BOK Financial. The three-story, 175,000-square-foot asset is located at 17000 Katy Freeway and was built in 2007. The property is part of the 550-acre, master-planned Park Ten Office Park campus in Houston’s Energy Corridor submarket. Adjacent to Interstate 10, the office is close to a dense residential area.
“CAM was particularly attracted to the building’s outstanding location, access and visibility, as well as the large, efficient floorplates that provided responsible economics,” said Justin Leighton, executive managing director at Transwestern, in prepared remarks.
Transwestern Senior Vice President Branon Pesnell, Vice President Lonna Dorman and Leighton worked on behalf of the new tenant, while Executive Vice President Eric Anderson and Vice President Parker Burkett provided office leasing services for the landlord. At the beginning of the year, Anderson negotiated another lease transaction in Houston. The owner of Pennzoil Place signed a 25,871-square-foot lease with coworking company Bond Collective.
