DSC Partners tapped Transwestern to handle leasing and property management services for its 77 Upper Rock office building in Rockville, Md. Transwestern’s Phil McCarthy, Keith Foery, Ethan Bernardi and Nathan Bortnick are handling leasing, while Colin Diefenbach handles property management services for the building.

Ready for occupancy

The 232,282-square-foot, eight-story asset was built in 2005 and is LEED Silver certified. According to Yardi Matrix, DSC purchased the property for $19.5 million in July from the JBG Cos. 77 Upper Rock is completely vacant and immediately available for occupancy. The owners plan on undertaking a base building renovation to add a fitness center, conference rooms, tenant common areas, green space and other amenities for future tenants.

“Rockville, Md., is the heart of what’s known as ‘DNA Alley,’ a thriving hub of the nation’s top biotechnology companies along the Interstate 270 corridor. However, there are very few high-quality, contemporary mixed-use projects on the I-270 Corridor,” McCarthy, Transwestern’s executive managing director & Mid-Atlantic market leader, told Commercial Property Executive. “DSC Partners made a very strategic move with the acquisition of 77 Upper Rock, which is the office component of a new mixed-used project, the Upper Rock District. The founders of DSC Partners – Douglas Donatelli and Nick Smith – have an amazing track record as former co-founders and executives at First Potomac Realty Trust, a highly successful company.”
