Transwestern Retained to Lease Atlanta-Area MOB

The new owner plans to further modernize the campus.

RX Health and Science Trust has tapped Transwestern Real Estate Services as the exclusive leasing broker at Union Park, a 178,000-square-foot, four-building medical office campus in Sandy Springs, Ga. Senior Managing Directors Steve Hall and John Lopez, along with Senior Associate Bo Stuart, will spearhead leasing efforts.

The owner purchased the medical office asset at the end of January for $18.9 million, CommercialEdge data shows. Pediatric service Children’s Wellness Center, internal medicine provider Sanus Medical and HIPNation primary care are among the tenants at Union Park.

Located at 5881-5887 Glenridge Drive N.E., within the Central Perimeter submarket, Union Park is less than 1 mile from Interstate 285 and State Route 400. The property is also less than 2 miles from healthcare cluster Pill Hill, comprising Northside Hospital, Children’s Healthcare of Atlanta and Emory Saint Joseph’s Hospital. Perimeter Mall and surrounding restaurants and retail are less than 2 miles away.

Revamped medical space in Atlanta area

The property has undergone an improvement program to refurbish common areas, building facades and landscaping, along with the addition of a conference center and a fitness facility, making it suitable for tenants seeking spaces from 1,000 to 20,000 square feet.

RX Health and Science Trust is carrying out a capital renovation program at the property to further upgrade and convert the campus, aiming to increase its appeal to medical users.

Initially, Transwestern’s Agency Leasing and Healthcare Advisory team got the assignment to lease the property to both traditional and medical office tenants as part of the previous owner’s strategy to reposition the asset.

Earlier this year, Transwestern was also tapped to oversee leasing at Texas Children’s Hospital’s 6624 Fannin Tower, a medical office building in Houston.
