Transwestern to Lease DC-Area Office Building

The 22-story tower is LEED Platinum- and WELL-certified.

Stonebridge has tapped Transwestern Real Estate Services to lease Avocet Tower, a 370,000-square-foot, 22-story office building in Bethesda, Md. Executive Managing Directors Phil McCarthy and Keith Foery, together with Senior Vice President Mark Boyce, Assistant Vice President Karla Rivera and Executive Vice President Chris Coccaro, will spearhead the leasing efforts at the property.

Completed in 2022, the office tower features 22,500 square feet of public outdoor areas, a 7,500-square-foot rooftop terrace, as well as a 5,000-square-foot fitness center and bike storage. Other amenities include touchless entry, a DOAS HVAC system for cycling fresh air throughout the building and View Smart windows.

Avocet Tower has received LEED Platinum and WELL Health and Safety certifications, making it suitable for tenants who prioritize ESG factors and sustainability goals. The property serves as Stonebridge’s headquarters; Long & Foster Real Estate, Global Medical REIT, Generate Capital and AGNC Investment Corp. are also on the roster.

Situated at 7373 Wisconsin Ave., adjacent to the 220-key AC Hotel, Avocet Tower is 3 miles from downtown Washington, D.C. The Red Line Metro station and the upcoming Purple Line are within walking distance, while Ronald Reagan Washington National Airport is some 13 miles away.

Earlier this year, RX Health and Science Trust appointed Transwestern Real Estate Services as the exclusive leasing agent of a four-building medical office campus in Sandy Springs, Ga. Senior Managing Directors Steve Hall and John Lopez, alongside Senior Associate Bo Stuart, are the property’s brokers.
