Trinity Capital Sells New Charleston Industrial Park

Trinity Capital Advisors has sold its TradePark East, a Class A industrial development in Charleston, S.C. The asset had attracted a buyer before construction began and had been fully leased before the completion of the first building. The sales price and buyer were not disclosed.

TradePark East is Trinity Capital’s first speculative project in the area. The project includes four buildings; two are 174,720 square feet, one is 342,160 square feet, and the one is 145,600 square feet.

The project, which totals 837,000 square feet, broke ground in the summer of 2021. Trinity Capital acquired the land, 78 acres total, in January of the same year. While Trinity Capital was still finalizing development plans and preparing for construction to begin, the park went under contract with the buyer.

Once the park is complete, it will house six tenants, including MD 3PL, WYSE Logistics and Bintelli, LLC. According to CommercialEdge data, MD 3PL leased the entirety of the building that totals 342,160 square feet of warehouse and distribution space.

Located at 6880, 6900, and 6920 Weber Blvd., TradePark East is on Palmetto Commerce Parkway and Weber Boulevard. It is situated in one of Charleston’s strongest areas for the industrial market.

JLL Capital Markets Managing Director Patrick Nally, along with Senior Managing Director Pete Pittroff, Director Dave Andrews and Associate Josh McArdle, represented Trinity Capital in the deal.

Carolina developments on a roll

Also in South Carolina, Trinity Capital is developing the Jedburg Logistics Park, comprising two Class A industrial properties with 780,000 square feet. The company partnered with Iconic Equities on the project, located on 115 acres of land in Summerville.

Kevin Coats and Lee Allen with JLL are heading up leasing for both TradePark East and the Jedburg Logistics Park.

JLL is also leasing another Trinity Capital industrial development planned in the Carolinas. In partnership with Clarion Partners LLC, Trinity Capital is also working to deliver the Edgewood85 Commerce Park, a four-building speculative project in Bessemer City, N.C.
