Triten Buys IOS Assets in Savannah

The properties, currently fully occupied, are close to Garden City Terminal.

Triten Real Estate has purchased a three-property outdoor storage portfolio totaling 13.5 acres in an off-market transaction in Port Wentworth, Ga., in the Savannah area. The deal was sourced by Triten’s head of acquisitions, Zach Dobin. The seller was Adana Capital and the portfolio is fully occupied by three drayage users.

Located at 60 Clifton and 18 and 34 Gulfstream Road, the three properties are close to each other, 3 miles from Savannah-Hilton Head International Airport and Georgia Ports Authority’s corporate office and 5 miles from Garden City Terminal in Port Wentworth. The three drayage yards are also close to interstates 95 and 16, allowing easy access to Colonel’s Island Terminal in Brunswick, Ga.

In a market with limited supply such as Savannah, the acquisition of a portfolio so close to the Garden City Terminal is a rare find, noted Triten Real Estate Partners’ Dobin.

With more than 50 sites spread across important markets in the U.S., Triten’s latest acquisitions included the addition of a 2.7-acre outdoor storage property in the Inland Empire area, according to the company’s website. Earlier in January, the firm expanded its Baltimore presence with the acquisition of two properties, totaling 15 acres.
