Ackerman & Co. entered in a joint venture with The Yates Group and JAC Real Estate Investments to pre-lease the upcoming Braselton Logistics Center located in Braselton, Ga. The 1.1 million-square-foot property will be occupied by Uline Inc., a distributor of shipping, packaging and industrial supplies. The building is expected to come online in late 2017, and Uline is scheduled to move in during the first quarter of 2018. The company is expected to create up to 600 jobs.
Expanding via Leasing
Uline inked a 10-year lease and after the property is completed, the company will combine the operations of two nearby distribution facilities into one state-of-the-art center, which will serve as its Southeast logistics hub. The property will accommodate Uline’s administrative offices and will also include storage and distribution spaces. Ackerman’s Brett Buckner, Todd Yates of the Yates Group and Julian Brown of Transwestern represented the landlord in the lease transaction. Dave Desper and Blaine Kelley of CBRE represented Uline.
“This lease represents a milestone for our company since it gives us the opportunity to establish a consolidated Southeast distribution center in Braselton that will meet the long-term distribution requirements of our growing business. We’re glad to be able to benefit the local economy by employing 450 workers at Braselton Logistics Center and expect to employ up to 600 workers at the facility within the next few years,” Duke Uihlein, vice president of Distribution at Uline, said in prepared remarks.
Advanced Design Features
Located at 705 Braselton Industrial Blvd., the cross-dock building will feature 40-foot clear heights, ductilcrete floors, a white TPO roof with skylights, LED high-efficiency lighting and parking space for 521 trailers and 639 cars. The property will be situated less than two miles from Interstate 85 and Georgia Highway 211 Interchange.
“Braselton Logistics Center is one of the few million-square-foot distribution centers available in metro Atlanta and holds the distinction of being one of the first, and maybe the first, 40-foot clear spec warehouses built in the Southeast,” Buckner, senior vice president at Ackerman & Co., said in a prepared statement.
